The next regular meeting of the Central Roxborough Civic Association will be held Thursday, May 3rd at 7:30 p.m. at Leverington Church (6301 Ridge Avenue.) One appeal for zoning relief will be discussed. Please come out and join us! The agenda for the meeting is below. Parking is generously provided by Leverington Church in their parking lot, accessible from Ridge Avenue. Welcome and general announcements. Updates will be provided on recent and/or ongoing zoning matters, and one new request for zoning relief will be presented to the community for consideration. The owner of the properties at 438-40 Lyceum Avenue (northwest corner at Mitchell Street) seeks zoning relief to permit existing non-conforming multi-family uses in both existing structures. The parcels are zoned RSA-3, which permits semi-detached single-family dwellings. For some time these houses have been used as apartment houses. 438 is zoned for single-family use but currently operates as a triplex, and 440 is a legal four-family dwelling but currently has five apartment units. These use refusals arose out of a desire on the part of the owner to subdivide the rear portion of the properties into two additional building lots. The lots to be created conform with the dimensional requirements of the RSA-3 zoning district. Spring has sprung (for real this time) and several clean-up events in April have set the stage for a beautiful May throughout our neighborhood. Abundant thanks go out to the volunteers who helped get Edling Park and Green Lane spruced up on April 7th. The day was a great success and many bags filled with trash and weeds were collected by our partners in the City Sanitation Division. Regular clean-ups and plantings occur throughout the growing season and into the late autumn, so if you're interested in working to beautify Roxborough, get in touch with the members of Roxborough Green. And while we're on the subject of planting, did you know that the City of Philadelphia will plant a street tree in front of your house for free? All you have to do is ask! May 7th is the deadline for applications for the fall planting scheduled for November 16th-18th. Forms are available upon request. Closing remarks and adjournment. Central Roxborough Civic Association monthly meeting: Thursday, April 5th, 7:30 PM at Leverington Presbyterian Church across from Gorgas Park. Agenda: 6128 Ridge Avenue: RCO presentation for variance request for the Bank on the corner of Ridge and Green Lane. This building was historically designated a few years ago, which both protects it and places limitations on. It is zoned CMX-2.5, allowing a mix of commercial on the ground floor, and residential above. Please come for this presentation to consider the future of this key building, which has been sitting empty for well over a decade. 420-24 Seville Street: This variance for four townhouses was presented on April 2nd, to the coordinating RCO, Wissahickon Neighbors Civic Association. Voter Registration: Staff from the Philadelphia City Commissioners will make a brief presentation about the upcoming election and be present for registering voters. The last day to register is April 16. Street Tree Requests: The deadline for applications is May 7, for trees that will be planted Nov. 16-18. Forms will be available at the meeting.
